Little brown ones behind the fridge or big black ones by the drain: we find where cockroaches hide, treat them and come back to check they've gone.

  • Plain-English advice

Manchester Pest Solutions deals with cockroaches in Manchester City Centre flats, from Northern Quarter and Castlefield warehouse conversions to the newer towers. We trace where they're coming from, place gel bait where children and pets can't reach it, and come back over the following weeks to check. Call or message us and we'll offer the earliest slot we have.

Why do cockroaches thrive in city-centre flats?

Give a German cockroach warmth, water and a crack to hide in and it will settle almost anywhere. A heated city-centre flat offers all three every month of the year, and the building supplies the routes between homes. City-centre living is stacked living: the four towers at Deansgate Square hold 1,508 homes between them, and converted warehouses in the Northern Quarter and Castlefield hold flats too. In any block, heating pipes and waste stacks run up through every floor, linking kitchens and bathrooms stacked one above the next. In the Northern Quarter, flats sit among cafés, bars and independent shops, and where a home shares a wall or drain with a food business, cockroaches can move between the two.

None of that means anyone is dirty. It means cockroaches have more neighbours to visit, and a spotless kitchen can still pick them up from a flat two floors down.

What do we usually find?

In flats, the small, light brown German cockroach with two dark stripes behind its head is the one we expect. It gathers behind the fridge and washing machine, under the sink, in the boiler cupboard, and along boxed-in pipes, and it scales glass and shiny tiles without trouble.

The larger, nearly black oriental cockroach prefers cool, damp spaces such as drains and basements, and it struggles on anything smooth. If you’ve found one of those, you’re more likely to be in a lower-floor flat in an older converted warehouse than high up in one of the newer towers. Knowing which kind you have tells us where to look first, so a photo is always useful.

How does a cockroach job run here?

On the first visit we torch-check the kitchen and bathroom, then set a few small sticky insect monitors to map where cockroaches are active. Treatment is mainly professional gel bait in tiny dots tucked into cupboard hinges, cracks and the rear of the fridge and cooker, sometimes with a growth regulator that stops young ones maturing. Follow-ups come two to three weeks apart, three visits in all, spread across six to eight weeks, to catch the cockroaches hatching from egg cases.

In a block, those monitors also show whether the problem is yours or the building’s. Activity clustered where pipes come through the wall, or around the waste stack, points to a shared source. We’ll put that in writing for your landlord or managing agent, so neighbouring flats and communal areas can be dealt with at the same time instead of one after another.

Is gel bait safe around children and pets?

Gel bait is why cockroach treatment in a small flat is far gentler than people expect. It sits out of sight inside hinges and behind appliances, nowhere near floors and worktops where a baby crawls or a dog sniffs about. If a spray or dust is needed in a void, we keep it to that spot and tell you how long to keep everyone out. Fish tanks get covered with the pump off while we work.

How do I keep my kitchen clear afterwards?

  • Fix drips under the sink and around the washing machine, because water matters more to cockroaches than crumbs.
  • Keep food in sealed tubs and don’t leave pet bowls down overnight.
  • Flatten delivery boxes and take them straight to the recycling rather than storing them in a cupboard.
  • Tie bin bags and take them to the communal bin store promptly, and report broken lids or doors to your managing agent.
  • Ask whoever looks after your block to seal gaps where pipes pass through walls and floors, as a sealed riser is the best long-term defence in a tower.

What we tend to find in Manchester City Centre

  • With 1,508 homes in the four Deansgate Square towers alone, plenty of city-centre households live kitchen above kitchen, and in any tall block German cockroaches can follow heating pipes and waste stacks between floors.
  • In the Northern Quarter, flats in converted warehouses sit among cafés, bars and independent shops, and wherever a home shares a wall, drain or service gap with a food business, cockroaches can cross between the two.
  • Oriental cockroaches, which prefer cool, damp drains and basements, are more likely in lower-floor flats in older converted warehouses than on the upper floors of a new tower.

What happens when you call us

  1. 1

    Tell us what you've seen

Ring or message us with what you've spotted and where. A photo of one cockroach, even a squashed one, usually tells us which kind it is and how to plan the visit.

  2. 2

    A proper look round

With a torch we check under the sink, behind kickboards and appliances, in the boiler cupboard and along pipe boxing, and set small insect monitors to see how far it has spread.

  3. 3

    Targeted treatment

Tiny dots of professional gel bait go into cracks, hinges and gaps where cockroaches shelter. Where it's needed, we add a growth regulator, or a spray or dust in voids nobody can reach.

  4. 4

    Plain advice for you

We show you where everything is, what to leave alone and what helps: no shop sprays, food sealed away, drips fixed and the gel spots left where they are.

  5. 5

    Follow-up visits

We come back two to three weeks later to check the monitors, top up bait that has been eaten and catch the young cockroaches hatching from egg cases.

  6. 6

    Proofing and sign-off

We seal the small gaps we find around pipes and units, flag bigger repairs for you or your landlord, and sign off once the monitors stay clear.

Cockroach Removal in Manchester City Centre: your questions

There are cockroaches in the bin store of my block. Will they get into my flat?

They might, especially if you're on a lower floor or your flat shares a riser with the bin store. Cockroaches in a bin store are feeding on spilt food waste and will follow pipes and cable runs into warm kitchens nearby. Tell your managing agent in writing so the bin store can be treated and cleaned, keep your own bin bags tied, and check under your sink and behind the fridge. If you spot any indoors, we can treat your flat and note the bin store link in our report.

My flat is above a café. Does that make cockroaches more likely?

It can, but it doesn't mean either of you is doing anything wrong. Kitchens in the same building share drains, walls and service gaps, and cockroaches don't recognise the line between a business and a home. If you're seeing them, ask your landlord or managing agent to speak to the business, because treating the flat alone may not be enough. We're happy to treat both, with visits for the café arranged around its opening hours, which is often the quickest way to clear the building.

Can you work with my building's managing agent?

Yes, and in a block it usually helps. We can treat your flat, then send the agent a written note showing where the activity was clustered, such as around pipe entries or the waste stack, and which communal areas should be looked at. If the agent wants several flats and the bin store treated together, we'll plan the visits so they're done in the same window. That joined-up approach is what stops cockroaches from shuffling between flats as each one is treated in turn.

I've just moved into a city-centre flat and found cockroaches in the kitchen. Who pays?

Many councils run a pest control service for residents, but what is covered, who can book and the charges all vary and can change, so check the council's own pest control pages before you book. If you rent from a council or housing association, report the problem to your landlord first. If you would rather book a private firm, call or message us and we'll offer the earliest slot we have.

Does having cockroaches mean my home is dirty?

No, and please don't let embarrassment stop you ringing. Cockroaches need warmth, water and somewhere to hide, and a spotless kitchen in a block of flats can still get them from a neighbour's flat or a shared riser. They also arrive in second-hand appliances, furniture and cardboard boxes. Crumbs and grease make an infestation easier to sustain, so we'll give you some kitchen advice, but we're not there to judge. Plenty of perfectly clean homes get them.

How do I tell German cockroaches from oriental cockroaches?

Size and colour are the quickest clues. German cockroaches are small, around 11 to 16 mm, light brown with two dark stripes just behind the head, and they can run up glass and glazed tiles. Oriental cockroaches are bigger, roughly 20 to 25 mm, shiny dark brown to black, slower, and they cannot climb smooth surfaces, so you often find them stuck in a bath or sink. German ones live around kitchen appliances and pipework; oriental ones prefer drains, cellars and ground-floor voids.

Are the cockroaches in my flat coming from next door?

Quite possibly. Flats share heating pipes, waste stacks, service risers and ceiling voids, and cockroaches travel along them without ever using a door. If you're seeing them mostly around pipework, a neighbour's flat or a communal bin store may be the source. Treating your flat still helps, but if the problem is building-wide it will keep coming back until the neighbouring flats and communal areas are treated too, so it's worth telling your landlord or managing agent early.
